As we enter the final stretch of 2025, the Normandy market continues to show the hallmarks of a maturing cycle—steady buyer activity, selective demand at the high end, and strong performance in well-priced, mid-range homes.
MARKET SNAPSHOT (Q3 2025 vs. 2024):
​​​​​​​After a slower summer start, both Normandy Shores and Normandy Isle saw renewed activity in September and early October. Buyers are increasingly value-focused, gravitating toward properties that are priced in line with current conditions and offer clear upside potential.
Across both neighborhoods, the market is showing two distinct patterns:
Luxury waterfront homes remain available but move at a slower pace, often requiring longer exposure to find the right buyer.
Non-waterfront homes, especially those between $800K–$2M, are seeing more consistent activity and shorter days on market when priced strategically.
INVENTORY INSIGHTS:
Normandy Shores continues to operate as a niche luxury market. Sellers who price realistically are rewarded with faster sales—around four months—while listings that overshoot current values tend to linger, often for a year or more.
Normandy Isle’s dual market dynamic persists—luxury waterfront estates continue to attract patient, high-end buyers, while mid-range non-waterfront homes remain the most active segment, closing steadily within 3–4 months when priced to meet demand.
Buyer behavior in Normandy continues to be guided by value and quality. We’re seeing motivated but cautious buyers who recognize opportunities when pricing aligns with current market realities.
As we move into the final quarter of 2025, strategic pricing, standout presentation, and realistic expectations will remain key to success—especially in the luxury segment where inventory is plentiful and competition is high.
