Q2 SINGLE FAMILY HOMES | NORMANDY SHORES & NORMANDY ISLE
We’re officially halfway through 2025, and it’s the perfect time to reflect on what’s been shaping the single-family and townhome market here in Miami Beach.
MARKET SNAPSHOT (Q1 & Q2 2025 vs. 2024):
​​​​​​​So far this year, we've seen 23 homes sold across both neighborhoods — a noticeable jump from the 15 closed sales during the same period last year. That’s an increase of about 53% in total transactions, reflecting renewed buyer confidence and sustained interest in our community.
Prices have followed suit, with values rising approximately 3.1% year-over-year. Sales ranged from $920K for a fixer-upper on the dry side of Normandy Isle to a record-setting $16M for a 2025-built waterfront estate on North Shore Drive inside Normandy Shores. By comparison, the highest sale in the first half of 2024 topped out at $10.7M.
INVENTORY INSIGHTS:
Inventory remains limited, especially on the waterfront where demand continues to outpace supply. However, well-priced homes—whether turn-key or with potential—are still drawing serious buyer interest.  Properties with location appeal and solid fundamentals are moving swiftly.
As we move into the second half of the year, we’ll be watching how rising construction activity, interest rates, and out-of-state migration patterns continue to shape our local market.
