Real Estate Elevated | What's happening Now?

August 2025

Single-Family Homes Under $3M: Still in high demand. Well-maintained homes with curb appeal and updated interiors are moving fast. High demand for land and well priced waterfront homes.

Condos & Townhomes: Buyers are becoming more selective. Renovated units in boutique buildings are drawing the most attention, while older properties must be priced accordingly or updated to compete. Lifestyle, condition, and walkability are driving decisions.

Buyer Interest Is Broadening: We’re seeing a healthy mix of motivated buyers — from locals trading up to investors seeking rental-friendly units and out-of-town buyers relocating permanently. Interest from New York, Canada, and Latin America is picking up again.

Mortgage Rates Around 6.6%: Buyers are adapting with ARMs, rate buydowns, or larger down payments. Solid pre-approvals remain key to winning in today’s competitive landscape.

Want the Local Insight?

Sellers:

First impressions matter. Clean, staged, and well-priced homes move faster. Don’t underestimate the power of curb appeal, strong photography, and smart marketing.

Buyers:

Normandy Shores and Isle continue to offer real value. If you're eyeing waterfront homes or walkable locations, this is a smart time to explore — before competition picks up again in the fall.
