Fifteen homes were available for sale—five waterfront and ten non-waterfront—with one non-waterfront home pending and one closed sale. Waterfront properties recorded no pending transactions or completed sales during the quarter.
WATERFRONT – INVENTORY & SALES INSIGHTS
Available Inventory: Five waterfront homes were available, with asking prices ranging from $6,050,000 to $13,999,999. This segment represented the market’s highest asking prices, offering buyers a selection of waterfront properties across a broad price range.
Pending & Closed Sales: No waterfront homes were pending or sold during Q3. Without completed transactions, the quarter offers limited evidence of the prices buyers were willing to pay in this segment.
Market Pace: Reported average days on market were 320 days, indicating extended marketing periods. Sellers should carefully evaluate pricing, property condition, water frontage and boating access when positioning their homes.
NON-WATERFRONT – INVENTORY & SALES INSIGHTS
Available Inventory: Ten non-waterfront homes were available, with asking prices ranging from $1,299,000 to $5,290,000. The wide range makes property-specific comparisons especially important, including home size, condition, lot size and improvements.
Pending Activity: One non-waterfront home was pending at an asking price of $1,100,000. Its final closing price will provide an additional point of comparison once the transaction is completed.
Closed Sale: 7544 Adventure Ave was the quarter’s only reported single-family home sale, closing for $980,000 on July 17, 2026. The property was listed by Marine Guimez.
Market Pace: Reported average days on market were 102 days, shorter than the waterfront segment. However, with only one completed sale, the quarter provides a limited sample for drawing broader conclusions about buyer demand or property values.
