For buyers searching for something particularly distinctive, Pagani Residences North Bay Village introduces an automotive-inspired branded residential concept to the area.
Located at 7940 West Drive, the project broke ground in May 2026. The development is planned as a 30-story waterfront tower with just 70 residences, creating a more boutique alternative to some of the larger developments in the neighborhood.
Plans include all-corner residences, expansive terraces, a rooftop pool with panoramic views, a wellness level, private marina, waterfront boardwalk, and automotive concierge services.
Pagani Residences demonstrates how North Bay Village is beginning to attract a broader range of luxury projects—from large mixed-use communities to highly specialized boutique developments.
The future of North Bay Village extends beyond individual condominium towers.
One of the most ambitious proposals involves properties controlled by Sunbeam Properties and related entities. Public documents associated with an amendment to the Sunbeam Special Area Plan describe a potential multi-phase mixed-use development of up to approximately 7.3 million square feet, including as many as 1,936 residential units.
The proposed uses include residential, office, commercial, hotel/lodging, and civic components. Because this is a long-term, multi-phase planning framework, the ultimate design, timing, and individual components may continue to evolve as approvals and development plans progress.
Still, its scale illustrates just how substantial the long-term transformation of North Bay Village could become.
